Proposed townhouse development in Fall River submitted to HRM

FALL RIVER: A development proposal for townhouses along Highway 2 in Fall River, near the Fall River Animal Hospital, has been submitted to HRM planning staff.

The application, by KWR Approvals Inc., on behalf of John and Judith MacDonald, would see them enter a development agreement with HRM to allow for the construction of 18 townhouses on property located at 3124, 3134, 3136 along Hwy. 2 in Fall River.

According to documents submitted to HRM and posted on the HRM Planning site (click to be linked to the document), it is designated River-lakes Village Centre Designation of the River-Lakes Secondary Planning Strategy (RLSPS) within the Municipal Planning Strategy (MPS) for Planning Districts 14 and 17. It is zoned Village Main Street (VMS) under the Land Use By-law (LUB). 

“The applicant is seeking approval 18 townhouse and to retain occupancy of one residential structure by DA,” says the planning staff post. “In order to achieve this the applicant proposes to demolish an office and residential structure on one of the subject properties.”

The office property in question currently has six businesses located there, according to an online post.

As per normal, adjacent property owners will be notified of public consultation. A sign has been posted by the applicant on the subject site advertising the Planning Application.

HRM staff will undertake a detailed review of the application and undertake public consultation prior to sending a recommendation report to North West Community Council.

Prior to any considerations on this matter, North West Community Council is required to hold a Public Hearing. At that time, an additional opportunity for public feedback is provided.

Notices of the date, time and location of the hearing will be advertised in the future.
