Townhouse, commercial development proposed for Fall River

FALL RIVER: HRM has received an application for the development of a four-unit townhouse along with a commercial building.

On it’s planning website, HRM indicates that WSP Canada Inc. is applying for a development agreement at 3195 Highway 2, Fall River, for a four-unit townhouse and 8000 square-foot commercial building.

According to the HRM planning website, the applicant wishes to construct a four-unit townhouse development and an 8,000 square foot commercial building.

The major aspects of the proposal are as follows:

  • A two-storey commercial building with a footprint of 4000 square feet, for a total floor area of 8,000 square feet
  • A two-storey townhouse building with 4 units
  • Shared driveway access, and 18 surface parking spaces
  • The retention of existing vegetation along Lake Thomas

The Development Plans outline the development proposal in detail, and include information related to proposed buildings, parking locations, driveway access, landscaping, traffic impact, and phosphorus impact on Lake Thomas.

Plans as part of the application has been submitted and is undergoing initial review by municipal staff and may change as a result of staff comments.

A sign is posted by the applicant on the subject site advertising the Planning Application.

HRM says staff will undertake a detailed review of the application and undertake public consultation prior to sending a recommendation report to North West Community Council.

As per normal on development applications, prior to any considerations on this matter, North West Community Council is required under the HRM charter to hold a Public Hearing.  

At that time, an additional opportunity for public feedback is provided. Notices of the date, time and location of the Hearing will be advertised in the future.

The applicant has submitted plans and studies required by municipal staff to properly evaluate the application.
